A Place for Mom
When this client reached out they were very clear. They wanted to have a single level 1-bedroom ADU so that mom will have a place to move into as she gets older. The existing detached single car garage was unused and could be converted. Keeping costs down was important, but reusing a structure can go a long way. Fortunately this garage was larger than usual and in good shape. From there on it was fairly straightforward. We used Portland Planning and Development’s garage conversion to habitable space pathway to upconvert the garage into a stylish, open, light filled, and comfortable for mom. Now the whole family lives together on a gorgeous lot – it’s one of my favorite stories to tell, and one of the most common requests we get at SQFT Studios.
Challenge
Converting an existing garage can be tricky but it’s one of the paths the city allows as an alternative to new construction and modern codes. The restrictions prohibit any new openings in the structure, and keeping the existing structural envelope intact. Adding a bathroom, kitchen, sleeping area, and living space into an existing 20×24 footprint is no easy task either.
Solution
Infilling the garage door with plenty of glass and a working doorway is a natural first move, and then laying out the interior to work with our existing openings for doors and windows follows. Using the dividing mass of the bathroom, which is the only truly enclosing space, as a natural volume in the open span floorplan dictated some of the arrangements. Adding insulation and modern lighting and plumbing transformed the space into a wonderful success.
Results
This plush pink palace creates a home for two generations on one property. The open plan makes a limited footprint feel and live much bigger than it is. Keeping the existing roof structure and vaulting the ceiling also increase the sense of volume and space creating interest and mystery. Soft lighting, warm colors, and some built in storage and structure create highly efficient spaces.
Converting an existing garage can often be challenging, and this one made it easier on us. The rules are quite specific on what you can and can’t do. Sometimes it’s better to start fresh, or to rebuild, but in this case saving the structure and converting it was absolutely the right decision!
